Affordable and Scalable Modular Multifamily Housing: A Case Study on Cost, Construction Time Savings, and Waste Reduction in California: Preprint

Modular construction can significantly reduce waste when compared to traditional methods. This case study evaluates cost, construction time, and waste metrics for a 195-unit stick-built project and for a 66-unit modular project both based in Los Angeles, CA. We partner with SoLa Impact (real estate developer) and Model/Z (modular manufacturer) to evaluate the impact of Model/Z's 1-bedroom modular unit which is produced in a 160,000 sq ft local factory in South Los Angeles. We compare them to similar stick-built/site-built multifamily construction by the same developer in Los Angeles. This study finds that modular production reduced construction waste through precise prefabrication, concentrated workforce expertise, and streamlined logistics while cutting transportation needs, improving project efficiency and lowering associated timelines and costs. Economies of scale are being realized as Model/Z has produced over 500 affordable housing units and supplied for projects up to 188 units, shortening schedules and lowering per-unit costs and supporting affordable housing goals in income-challenged South Los Angeles. Modular methods offer a scalable, resource-efficient pathway to increasing affordable housing supply while reducing total development costs by 10-15% and project timelines by 50%, while simultaneously creating local jobs and training opportunities.

Capacitated p -hub approach for park-and-ride facility location problem under nested logit demand function: polyhedral approaches

By generalizing the unconstrained p-hub approach for the park-and-ride (P&R) facility location problem under the multinomial logit demand function, the capacitated p-hub approach for the problem under the nested logit demand function captures a broader range of real-world cases. To solve this problem optimally, we introduce a mixed-integer linear program and accelerate its solution by enhancing the branch-and-cut procedure. To address the problem at a large scale, we introduce two other polyhedral approaches: variable neighborhood search (VNS) and adaptive randomized rounding (ARR). Downtown areas in Seoul have a high modal share of public transportation and congested road traffic, yet P&R has not been widely implemented. Therefore, we apply the ARR procedure to solve a real-world problem using traffic and geographic data from the Seoul metropolitan area. ARR performs better than VNS and addresses real-world cases. The solutions obtained by ARR present a phased expansion plan that encourages policymakers to start installing a small number of P&Rs immediately.

Nonlinearity of the post-spinel transition and its expression in slabs and plumes worldwide

Phase transitions in the mantle control its internal dynamics and structure. The post-spinel transition marks the upper–lower mantle boundary, where ringwoodite dissociates into bridgmanite plus ferropericlase, and its Clapeyron slope regulates mantle flow across it. This interaction has previously been assumed to have no lateral spatial variations, based on the assumption of a linear post-spinel boundary in pressure and temperature. Here we present laser-heated diamond anvil cell experiments with synchrotron X-ray diffraction to better constrain this boundary, especially at higher temperatures. Combining our data with results from the literature, and using a global analysis based on machine learning, we find a pronounced nonlinearity in the post-spinel boundary, with its slope ranging from –4 MPa/K at 2100 K, to –2 MPa/K at 1950 K, and to 0 MPa/K at 1600 K. Changes in temperature over time and space can therefore cause the post-spinel transition to have variable effects on mantle convection and the movement of subducting slabs and upwelling plumes.

Game theoretic modeling and optimization of competition and collaboration in dual channel electronic waste supply chains

The rapid growth of electronic waste (e-waste) presents critical challenges for sustainable resource recovery and environmental protection. This study develops a dual-channel closed-loop supply chain (CLSC) model formulated as a hierarchical Stackelberg game, that integrates dynamic pricing and cost-sharing mechanisms to optimize both economic and environmental outcomes. The model explicitly captures strategic interactions between manufacturer-led and third-party recycling channels, accounting for consumer behavior, regulatory incentives, and market competition. Numerical simulations conducted (implemented over a four-iteration horizon using a commercial optimization solver) show that, relative to the baseline equilibrium, manufacturer profit increases from 11.6 thousand USD to 37.9 thousand USD (+226.8%), total recycled volume rises from 7,848 to 7,942 units (+1.2%), and collector profit nearly doubles under cost-sharing, enabling more equitable profit distribution. Furthermore, scenario-based simulations across Sub-Saharan Africa, high-income economies, and emerging Asian industrial countries reveal that infrastructure quality, policy intensity, and labor costs critically shape recycling efficiency and profit allocation. These findings demonstrate that subsidies alone are insufficient to ensure system efficiency. Instead, coordinated strategies that integrate internal incentive alignment with context-sensitive policy support are required. Overall, this study offers a robust framework for designing resilient, efficient, and regionally adaptable e-waste management systems.

Massachusetts and New England SAF Study [Slides]

The Massachusetts Port Authority established a project to assess feedstock availability to produce SAF near 10 New England airports. A techno-economic analysis was conducted to determine renewable fuels and SAF that could be produced from these feedstocks. The resource assessment found municipal solid waste, woody biomass, and food waste were most abundant. The techno-economic analysis found that potential fuel production varied widely based on location, feedstock, and technology production pathway. An assessment of infrastructure readiness to handle SAF was conducted. It was determined that SAF produced outside of New England should be blended in other regions with more capacity and flexibility and delivered to New England as Jet A is today. For SAF produced in New England, there are terminals that have existing infrastructure to receive, blend, and distribute SAF/Jet A blends.

Hepatocellular Metabolic Profile: Understanding Post-Thawing Metabolic Shift in Primary Hepatocytes In Vitro

Primary human hepatocytes (PHHs) are widely used as in vitro models for liver function and drug metabolism studies, yet their metabolic stability post-thawing remains an open question. To better characterize early metabolic changes, we conducted a time-course experiment using liquid chromatography-tandem mass spectrometry (LC-MS/MS) to analyze metabolic shifts in PHHs cultured in suspension. Unexposed and exposed (acetaminophen-treated) samples were evaluated, and TITAN analysis was applied to determine the time point of maximal metabolic change at both individual metabolite and global metabolic profile levels. Our results indicate that the majority of metabolic shifts occur within the first five hours post-thawing. In the early culture time points, substantial metabolic overlap was observed between unexposed and exposed cells, suggesting a conserved biological response likely related to cellular recovery. However, at later time points, metabolite profiles diverged, with acetaminophen treatment-specific metabolic changes emerging, potentially reflecting differences in homeostatic restoration versus hepatotoxic responses. Our study highlights the importance of considering early post-thawing metabolic dynamics in experimental design and offers insights for optimizing hepatocyte culture protocols to better replicate in vivo physiological conditions.
